While MEP covers the "hard" services (power, cooling, and water), ICT covers the "soft" services (data, security, communication). Often, these are bundled together (especially ELV systems) under a Facility Management contract.

 

Here are the details of all types of MEP and ICT AMC services.

Part 1: MEP AMC Services (Mechanical, Electrical, Plumbing)

MEP services are critical for the physical environment of the building—ensuring it is cool, lit, safe, and functional.

1. Mechanical AMC Services

These services manage the heating, ventilation, and air conditioning (HVAC) systems.

HVAC Systems (Chilled Water & DX Systems): Preventive Maintenance:* Cleaning filters, checking refrigerant levels, inspecting belts and pulleys, lubricating motors.

Corrective Maintenance: Fixing compressor failures, fixing leaking pipes, replacing thermostats.

Specific Units:*AHUs (Air Handling Units), FCUs (Fan Coil Units), Chillers, Cooling Towers, VRF/VRV Systems, and Package Units.

Fire Fighting Systems (Mechanical):

    *   Maintenance of wet risers, fire pumps (diesel & electric), hydrant valves, and hose reels.

    *   Testing water pressure and tank levels.

Building Management System (BMS):

    *   Calibration of sensors (temperature, pressure).

    *   Ensuring the software logic controls HVAC efficiently.

2. Electrical AMC Services

These services ensure power distribution and safety.

Power Distribution:

*   Inspection of Main Distribution Boards (MDB), Sub-Main Distribution Boards (SMDB), and Final     Distribution Boards (FDB).

    *   Tightening of connections (thermal imaging to detect hotspots).

    *   Checking earthing and lightning protection systems.

Generators (DG Sets) & UPS:

DG Set:* Oil changes, filter changes, battery checks, fuel testing, load testing.

   UPS (Uninterruptible Power Supply):* Battery health check, cleaning air filters, checking bypass modes.

General Lighting:

  Replacement of faulty tubes/bulbs (LEDs) and ballasts.

 

3. Plumbing AMC Services

These services manage water supply and drainage.

Water Supply:

    *   Maintenance of water pumps (hydro-pneumatic systems).

    *   Cleaning and disinfecting water tanks (underground and overhead).

    *   Checking pressure reducing valves and backflow preventers.

Drainage & Sanitary:

    *   Unclogging drains, floor traps, and waste pipes.

    *   Repairing leaking faucets, flush tanks, and pipes.

    *   Grease trap maintenance (in kitchens/cafeterias).

 

 Part 2: ICT AMC Services (Information & Communication Technology)

ICT AMCs focus on the digital infrastructure, often referred to in building terms as ELV (Extra Low Voltage) systems. These systems are the "nervous system" of a smart building.

1. Passive Infrastructure (Structured Cabling)

This refers to the physical network wiring.

Copper & Fiber Optics: Testing and certifying Cat6/Cat6A/Fiber cables for signal integrity.

Patch Panels & Racks:Organizing cables, replacing damaged patch cords, labeling connections.

Containment:Managing cable trays and conduits to prevent physical damage to wires.

 

2. Active Network & Communication

This refers to the equipment that moves data.

LAN/WAN: Maintenance of switches, routers, and firewalls (firmware updates, configuration backups).

Wireless Network (Wi-Fi): Optimizing Access Point (AP) locations, managing interference, updating controller software.

IP Telephony (EPABX): Maintaining the server, managing extensions, and fixing voice quality issues.

VSAT/Internet Leased Lines: Coordinating with ISPs for downtime and hardware (modem/ONT) replacement.

 

 3. Physical Security & Surveillance

These are electronic security systems.

CCTV (Video Surveillance):

    *   Cleaning camera lenses.

    *   Adjusting focus and angles.

    *   Maintaining NVR (Network Video Recorder) / DVR storage and hard drives.

    *   Fixing "video loss" or dead cameras.

 

Access Control Systems:

    *   Maintenance of biometric readers (fingerprint/face recognition), card readers, and electromagnetic locks.

    *   Managing software updates and user databases.

    *   Fixing barrier gates (boom barriers/flap barriers).

 

 4. Safety & Life Safety Systems (ICT Side)

While fire pumps are MEP, the detection is ICT.

Fire Alarm System (FAS)

    *   Smoke detector sensitivity testing.

    *   Replacing faulty control panels or modules.

    *   Checking "Addressable" systems for correct reporting.

PAVA (Public Address & Voice Alarm):

    *   Testing amplifiers and speakers (ensuring evacuation messages are audible).

    *   Testing background music (BGM) functionality.

 

5. Audio Visual (AV) Systems

*   Maintenance of projectors, LED video walls, digital signage, and conference room equipment (microphones, speakers).

 

 Part 3: Types of AMC Contract Models

When selecting a service provider, the AMC is usually categorized into three types based on cost and responsibility.

 

1. Comprehensive Contract (All-Inclusive)

Scope: The service provider covers Labor, Materials, and Spare Parts.

Cost: Most expensive.

Best For: Old equipment that breaks down frequently, or clients who want predictable budgeting (no surprise bills).

Note: Usually excludes "consumables" like paper, toner, or very high-value items like the main server chassis (unless negotiated).

 

 2. Non-Comprehensive Contract (Labor Only)

Scope: The service provider covers Labor and Expertise only.

Cost: Moderate.

Best For: New equipment under warranty or clients with an in-house inventory of spare parts.

Detail:If a part breaks, the client buys the part, and the technician installs it. The client only pays for the visit/visit frequency.

 

 3. Breakdown Maintenance (B&D) / Call Basis

Scope: The client pays only when something breaks.

Cost: Low upfront cost, but high risk cost.

Best For: Non-critical equipment (e.g., a guest room TV).

Detail:No preventive maintenance is done. The technician only comes when called for a repair. *Not recommended for critical Fire Safety or Server Room equipment.

 

 Part 4: Standard Scope of Work (SOW) in an AMC

Regardless of whether it is MEP or ICT, a professional AMC includes:

1.  Preventive Maintenance (PM): Scheduled visits (e.g., monthly or quarterly) to inspect, clean, and tune equipment to prevent failure.

2.  Corrective Maintenance (CM): Rectifying faults that occur during operations (reactive repairs).

3.  Emergency Support: 24/7 or 8/5 response for critical failures (e.g., server down, no water, total power failure).

4.  Audit & Reporting:Providing a Monthly Report Card (MRC) detailing what was done, asset health status, and recommendations for replacements.

5.  Inventory Management: maintaining a list of all assets with their serial numbers and warranty status.
