(power, cooling, and water), ICT covers the "soft" services (data,
security, communication). Often, these are bundled together (especially ELV
systems) under a Facility Management contract.
Here are the details of all types of MEP and ICT
AMC services.
Part 1: MEP AMC Services (Mechanical,
Electrical, Plumbing)
MEP services are critical for the physical
environment of the building—ensuring it is cool, lit, safe, and functional.
1. Mechanical AMC Services
These services manage the heating, ventilation,
and air conditioning (HVAC) systems.
HVAC Systems (Chilled Water & DX Systems):
Preventive Maintenance:* Cleaning filters, checking refrigerant levels,
inspecting belts and pulleys, lubricating motors.
Corrective Maintenance: Fixing compressor
failures, fixing leaking pipes, replacing thermostats.
Specific Units:*AHUs (Air Handling Units), FCUs
(Fan Coil Units), Chillers, Cooling Towers, VRF/VRV Systems, and Package Units.
Fire Fighting Systems (Mechanical):
* Maintenance of wet
risers, fire pumps (diesel & electric), hydrant valves, and hose reels.
* Testing water
pressure and tank levels.
Building Management System (BMS):
* Calibration of
sensors (temperature, pressure).
* Ensuring the

2. Electrical AMC Services
These services ensure power distribution and

systems are the "nervous system" of a smart building.
1. Passive Infrastructure (Structured Cabling)
This refers to the physical network wiring.
Copper & Fiber Optics: Testing and
certifying Cat6/Cat6A/Fiber cables for signal integrity.
Patch Panels & Racks:Organizing cables,
replacing damaged patch cords, labeling connections.
Containment:Managing cable trays and conduits to
prevent physical damage to wires.
2. Active Network & Communication
This refers to the equipment that moves data.
LAN/WAN: Maintenance of switches, routers, and
firewalls (firmware updates, configuration backups).
Wireless Network (Wi-Fi): Optimizing Access
Point (AP) locations, managing interference, updating controller software.
IP Telephony (EPABX): Maintaining the server,

Part 3: Types of AMC Contract Models
When selecting a service provider, the AMC is
usually categorized into three types based on cost and responsibility.
1. Comprehensive Contract (All-Inclusive)
Scope: The service provider covers Labor,
Materials, and Spare Parts.
Cost: Most expensive.
Best For: Old equipment that breaks down
frequently, or clients who want predictable budgeting (no surprise bills).
Note: Usually excludes "consumables"
like paper, toner, or very high-value items like the main server chassis
(unless negotiated).
2. Non-Comprehensive Contract (Labor Only)
Scope: The service provider covers Labor and
Expertise only.
Cost: Moderate.
Best For: New equipment under warranty or
clients with an in-house inventory of spare parts.
Detail:If a part breaks, the client buys the
part, and the technician installs it. The client only pays for the visit/visit
frequency.
3. Breakdown Maintenance (B&D) / Call
Basis
Scope: The client pays only when something
breaks.
Cost: Low upfront cost, but high risk cost.
Best For: Non-critical equipment (e.g., a guest
room TV).
Detail:No preventive maintenance is done. The
technician only comes when called for a repair. *Not recommended for critical
Fire Safety or Server Room equipment.
Part 4: Standard Scope of Work (SOW) in an
AMC
Regardless of whether it is MEP or ICT, a
professional AMC includes:
1. Preventive Maintenance (PM): Scheduled
visits (e.g., monthly or quarterly) to inspect, clean, and tune equipment to
prevent failure.
2. Corrective Maintenance (CM): Rectifying
faults that occur during operations (reactive repairs).
3. Emergency Support: 24/7 or 8/5 response
for critical failures (e.g., server down, no water, total power failure).
4. Audit & Reporting:Providing a
Monthly Report Card (MRC) detailing what was done, asset health status, and
recommendations for replacements.
5. Inventory Management: maintaining a
list of all assets with their serial numbers and warranty status.
